Senior Acquisitions Professional (VP or SVP)

This Opportunity
 

Heitman is seeking an Investment Professional to join our Acquisitions team. This role focuses on sourcing high-quality real estate transactions across North America. You'll collaborate with our North American Acquisitions team to originate direct real estate equity acquisitions and joint ventures throughout the United States. Your responsibilities would include maintaining a pipeline and originating multiple transactions each year.

 

Responsibilities include, but are not limited to:

  • Evaluating investment opportunities, assessing risks, and identifying ways to optimize cash flow and maximize returns.
  • Conducting valuation analyses, negotiating deals, performing due diligence, and preparing investment materials.
  • Presenting to the investment committee and overseeing deals through to execution.
  • Engaging in client-facing activities, such as marketing funds to potential investors alongside our sales teams and maintaining regular communication with clients.
  • Coaching and managing a team of junior investment professionals.

 

Qualifications:

  • Minimum 8 years of investment experience, with a preference for candidates at VP and SVP levels. Years of experience for these levels can vary.
  • Experience in various sectors will be considered, such as industrial, retail, or alternative sectors such as niche housing sectors, data centers, and/or cold storage properties.
  • Proven track record in structuring joint ventures and/or direct 100% purchases, with familiarity in joint venture structuring, preferred equity structures, mezzanine financing, and entity-level investing.
  • Strong analytical skills across the investment risk spectrum, with a solid understanding of financial modeling.
  • Extensive network of contacts and relationships in various investment channels, with a strong reputation in the investment community.
  • Strong academic background; Bachelor’s Degree in Finance, Real Estate, Economics, or a related field.

Job Location and Travel

  • Based in Chicago.
  • Moderate to extensive travel required.

The expected annual base salary range for this role is $150,000 – $250,000 and will be further discussed during the interview process.  This range represents what Heitman reasonably and in good faith believes we would pay a qualified candidate for this role at the time of posting (based on a full-time equivalent schedule). Your actual base salary placement will depend on factors such as (but not limited to): your relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location. In addition, all of our team members are bonus eligible and participate in a generous annual bonus plan, with the percentage varying based on your role and level, ensuring that your contributions are recognized and rewarded.
